Greetings everyone! I do hope your all enjoying the fall season and seeing an improvement in business activity.

In speaking with REALTORS® throughout the state, there seems to be a cautiously better outlook. This varies depending upon the region, from very active, to still falling. Personally, I do see more activity over last year in our area.

As I'm sure you all know, it is dues time again. Although we haven't seen a decrease in the number of members, we do see many people taking second and sometimes third jobs to make ends meet during this difficult time.

We have officially closed the Southern Vermont Board of REALTORS® office in Wilmington. The Northwestern Vermont Board of REALTORS® are now taking care of our administrative and professional standards activities.

Our local board remains in place and meets monthly as well as our monthly membership meetings. In addition, we have several committees that we will be looking for members to chair. 

Our annual membership meeting is Thursday, October 21, at 8:30 am at the Hermitage Inn on Handle Road, Wilmington. A breakfast buffet will be available for $10. Please RSVP at svbr@sover.net. The slate of nominees for next year's officers and directors will be presented, as well as the opportunity to nominate or volunteer from the floor.  

John Hatton will be moving from a local director to state director, as well as resigning as our NNEREN representative. We are looking for a replacement. If you are interested in getting involved, please contact a board member as soon as possible. The NNEREN board meets in West Lebanon, NH, on the second Wednesday of every month, 9 am - 1 pm.

Please set aside Thursday, December 16, for our holiday luncheon to be held at the Hermitage. We will be swearing in our new board as well as acknowledging our fellow members reaching career milestones, 10, 20 , 30 and 40 years as REALTORS® . If you are achieving, or have achieved any of these and have not yet been acknowledged, please advise Kathy Sweeten at svbr@sover.net.   

I would like to thank and congratulate the volunteers and participants of the REALTOR® Youth Benefit Corporation golf tournament that was recently held at Haystack Golf Course.

Keep up the hard work, positive attitude and professional service. I encourage you to be involved in your REALTOR® organization and your community. Let's hope for continued success for us all.

Impending FHA Changes Underscore Need for Realtors to Stay Apprised of Mortgage Options

On October 4, the Federal Housing Administration (FHA) will implement changes to the premium structures for an FHA-backed mortgage, making it more costly for home buyers to procure FHA loan products.

Realtor Mortgage PapersThis imminent change in FHA lending, along with the gradual stabilization of the marketplace, are paving the way for conventional financing with private mortgage insurance (MI) to make a comeback in lending for low down payment buyers. Real estate professionals need to stay current on these changes in order to properly advise clients on the best mortgage option for their particular situations. More.



SVBR Annual Meeting to be held Oct. 21st

The SVBR Annual Meeting will be held on Thursday, October 21st,
at 8:30 am at the Hermitage Inn at 25 Handle Road in Wilmington.
We have invited Ken Belyea, VAR Government Affairs Director,
to speak with members.

A breakfast buffet will be served.
Buffet includes french toast, scrambled eggs, potatoes, bacon, fresh fruit, juice, coffee.

Cost to members: $10.00.

Registration deadline: Oct. 15th

SVBR 2011 Slate of Officers and Directors Announced


The Election of the 2011 SVBR Officers and Directors will take place at the SVBR Annual Meeting on Oct. 21st. The SVBR Nominating Committee presents the following individuals for the Officer and Directors positions:

President - Lisa Beaudoin
Pres. Elect - Troy Richarson
Secretary  - Bonnie Butler
Treasurer - Linda Brophy

Local Director - John MacPherson
Local Director - Kelley McCarthy
Local Diorector - Donna Roemmelt

State Director - Paul James (second year of two year term)
State Director - John Hatton

The Bylaws allow that a member may submit a petition for additional nominations. The petition shall be filed with the Secretary at least two (2) weeks before the election. The Secretary shall send notice of such additional nominations to all Members eligible to vote before the election. All petitions must be received by Oct. 7, 2010.
 


REALTOR® Safety at Open Houses
 
An open house can be a great sales tool, but it also exposes you to numerous unfamiliar people for the first time. Stay safe by praOpen Housecticing these guidelines. 
  • If possible, always try to have at least one other person working with you at the open house.
  • Check your cell phone's strength and signal prior to the open house. Have emergency numbers programmed on speed dial, and keep your phone with you at all times.
  • Have all open house visitors sign in. Ask for full name, address, phone number and e-mail.
  • When showing the house, always walk behind the prospect. Direct them; don't lead them. Say, for example, "The kitchen is on your left," and gesture for them to go ahead of you.
